Sale site in Reserve List at Woodlands Avenue 2/Rosewood Drive open for application
- Developers interested in purchasing the sale site at Woodlands Ave
2/Rosewood Drive in the Reserve List can now apply to the Singapore Land
Authority (SLA) for it to be put up for tender.
- The 99-year leasehold residential site is marketed as "Rosewood at
Woodlands: Where the Good Life Blooms". It has a site area of 16,000 sq m and
a gross plot ratio of 1.4. The successful tenderer can potentially build a
condominium of up to five storeys high and 22,400 sq m of residential floor
area.
- Rosewood at Woodlands is minutes away from the Seletar Expressway and is
only a short distance from the Woodlands MRT station and bus interchange. The
site is close to amenities such as the Woodlands Regional Library, Woodlands
Sports Hall, Woodlands Swimming Complex, Woodlands Civic Centre, as well as
shopping malls - Causeway Point, Woodlands North Plaza and 888 Plaza.
Surrounding the site are also educational institutions which include the
Singapore Sports School, Singapore American School, Innova Junior College, Si
Ling Primary School and Republic Polytechnic.
- The completed development is expected to attract HDB up-graders in the
Woodlands and Sembawang areas.
- SLA has appointed international property consultant, Colliers
International, to provide marketing advisory services for the sale of the
residential site. This is an effort by the SLA to tap on the knowledge and
expertise of private sector agencies.

Reserve List System
- In June this year, the Ministry of National Development announced that the
site at Woodlands Avenue 2/Rosewood Drive is one of the sites on the Reserve
List of the Government Land Sales programme for the second half of
2005.
- Under the Reserve List system, the Government will only release a site if an interested party submits an application for the site to be put up for tender with a minimum purchase price acceptable to the Government. The successful applicant must undertake to submit a bid for the site in the ensuing tender at or above the minimum price offered in the application.
