1 The Singapore Land Authority (SLA) will put up two State properties for office use on Thursday, 8 March. The former office occupied by the Civil Aviation Authority of Singapore (CAAS) at 1801 Upper Changi Road North and the former River Valley Primary School at 341 River Valley Road, are the latest properties put up for tender for office use.

2 Last month, as part of the Government’s recent initiative to make available more office space to meet the needs of financial institutions and other business services, SLA had, for the first time, announced that six State properties had been identified for office use, with the former Singapore Police Force headquarters at 195 Pearl’s Hill Terrace leading the pack in a tender, of which SLA is now evaluating a bid.

1801 Upper Changi Road North

3 This property has an estimated land area of about 1456 sqm and a GFA of 1027 sqm. The property comprises 1 block of 2-storey building. The tenancy is for an initial term of 3 years and is renewable on terms up to 2012. Please see Annex A for details and photo of the property. The tender will close on 30 March.

341 River Valley Road

4 341 River Valley Road is located within the Central Business District (CBD) area. It has an estimated land area of about 17,590 sqm, which is roughly equivalent to the size of two football fields. The GFA is 4,390 sqm. The property comprises 1 block of 1-storey building and 2 blocks of 3-storey building with 2-storey wings, 1-storey canteen and substation. The tenancy is for an initial term of 3 years and is renewable on terms up to 2013. Please see Annex B for details and photo of the property. The tender will close on 30 March.

5 SLA will assess the market response and take-up rate for these properties before deciding whether more properties dedicated solely to office use should be released in the second half of the year. The total estimated gross floor area (GFA) to be let out is about 43,000 square metres (sqm) for the first half of 2007.

6 SLA’s Director of Land Operations, Mr Simon Ong, said: “The former school is the first school to be adapted for dedicated office space to ease the shortage of office space, and it could well pave the way for more of such properties to be used for office space. As for the former Changi CAAS office, it is spacious and can attract aviation businesses and office users for non-CBD areas.”
