SLA launches another State property for office use

1 A former school in the east has been offered for short-term office use by Singapore Land Authority (SLA). The tender which opens today, is the former Upper Aljunied Technical School at 102 Upper Aljunied Road.
2 Its guide rental of $74,100 or $9.60 psm is slightly lower than earlier batch of State properties (including former schools, community centres and childcare centres) in the central and town areas, but comparable to those located in more mature estates such as Alexandra Road and Pasir Panjang areas offered by SLA.
3. The land area of the Upper Aljunied site is about 19,704 sqm or over 2 football fields and Gross Floor Area (GFA) is at 7,722 sqm. The tenancy is renewable on terms up to 2012. There are 5 blocks of between 1 and 4 storeys, each in building height. The site is accessible via public bus transport. There has been expression of interest by property and leasing companies.
4 Since beginning of this year, SLA has been putting out former community centres, schools and childcare centres as interim property sites for office use as part of Government’s efforts to ease the office crunch, due to their ease in adaptability as office spaces. Mr Simon Ong 王汉龙, SLA’s Assistant Chief Executive, Land Operations Group (土管局的助理局长/ 土地咨讯商业部) said, “These properties may command more competitive bids than the central locations, because they are spacious with attractive amenities and in choice locations within matured housing estates. Rental hikes in the office market have prompted more firms to consider cheaper locations further from town. SLA will identify more of such non-CBD and suburban sites for the market.”
5 Keen interest and good bids had also come in for the recent awards of State properties for such dedicated office use in various other locations. Below a) to e) announces the latest successful awards by SLA:
a) | A former community centre at 300 Jalan Bukit Ho Swee is successfully awarded to Equation Corp Limited, a public listed and investment holding company, whose winning tendered monthly rental of $90,000 put in, was more than twice the guide rental for the 3,799 sqm site area. | |
b) | 3 Pegu Road is the first former childcare centre to be adapted for short-term office use and won by regular bidder, Vita Property Management Pte Ltd, at an offer of $13,824 in monthly rental. | |
c) | The parent company of Vita Property is Vita Holdings Limited which owns another subsidiary, Whitehouse Holdings Private Limited, another regular bidder and master tenant in many State properties. Whitehouse won a SLA tender this time, over a former school site at 3 Toa Payoh Lorong 6 with a $101,788 tendered monthly rent. This is a strong bid from the guide rental of $76,900. | |
d) | Another property at 991 Alexandra Road which was also used formerly as a school, is awarded to RichZone Properties Investment Pte Ltd who bid $14.21 psm, higher than the guide rental of $9.85 psm. Its tendered monthly rent is $288,999. | |
e) | The former Gan Eng Seng School at 10 Raeburn Park is awarded to Hean Nerng Investments Pte Ltd at a monthly rent of $200,000 or $13.49 psm over a sprawling 27,904 sqm site. |
6 SLA is now evaluating the tender proposals submitted for a plot at former Haig Boys’ School at Mountbatten Road. This site drew good response with 4 offers received and 3 of which are above the guide rent. Besides its prime location, it comes with an additional 10,000 sqm for in-built development. The highest bidder is Ritzland Investment at $139,003 in monthly rent or $15.58 psm.

About SLA
The Singapore Land Authority (SLA) is a
statutory board with the Ministry of Law. Its mission is to optimise land
resources for the economic and social development of Singapore. SLA is
responsible for the direct management of some 14,000 hectares of State land and
