SLA offers two more State properties with office and mixed uses
The Singapore Land Authority (SLA) has made available about 100,000 square metres (gross floor area) of office space in response to market demand. Since February this year, SLA has successfully awarded 12 properties for office use in both CBD and non-CBD areas, out of 15 properties identified for dedicated office space. The sites were former Government offices, community centres, childcare centres and schools and are chosen for their good location and ease for adaptive reuse. Apart from these dedicated office sites, SLA has also tenanted other properties for other uses (including office use).

SLA tendering 2 properties with mixed uses including office use:
55 Queensway
2 This site is the former Alexandra fire station and includes the former Singapore Civil Defence Camp. It has a land area of about 11,616 square metres and Gross Floor Area (GFA) of 3,209.7 square metres. It has a 2-storey building. The property is located within an established location, between Tanglin Halt Green and Queenstown New Town. There are many amenities within walking distance. It is also next to the main road with easy access to public transport. The tenancy is renewable on terms up to 2015 and tender will open by Dec 2007.
102 Upper Aljunied Road
3 The former Upper Aljunied Technical School at 102 Upper Aljunied Road has a land area of about 19,704 square metres or over 2 football fields and Gross Floor Area (GFA) at 7,722 square metres. There are 5 blocks of between 1 and 4 storeys. The tenancy is renewable on terms up to 2012. The tender closes on 21 Dec 2007.

195 Pearl’s Hill Terrace
4 The former Police Headquarters, with an estimated land area of about 14,331 square metres and a GFA of about 13,511 square metres, tendered solely for dedicated office use was awarded to Mr Tan Yong Boon, who put in a bid of $53,501 per month. He said: “We plan to sublet units to new start-up companies and those who had been forced out of their existing office spaces.” The property comprises a 3-storey building with a substation and shelter. The tenancy is for two years until December 2009.
169 Sims Avenue
5 The former office cum showroom, comprising 4 single-storeys and a shed, with an estimated land area of about 840.8 square metres and a GFA of 385.7 square metres. The property is for dedicated office use and was awarded to Mr Koh Teck Lee at a monthly rental of $7,700. He intends to sub-let the units to two or three companies. His brother, Mr Koh Keng Lee said: “Currently, we have three existing properties tendered from SLA. We intend to spend about $300,000 to refurbish the place before sub-letting. The offices should be able to commence business in three months.” The tenancy is renewable for 3 years and renewable on terms up to 2016.
Mountbatten Road, former Haig Boy’s School
6 This site has an estimated land area of about 22,705.1 square metres, with an estimated GFA of 8922.4 square metres. The former Haig Boy’s School has been awarded to Ritzland Investment Pte Ltd for $139,003 for sole office use. It is near the future Mountbatten MRT station and future Sports Hub, making it highly attractive. Besides its prime location, it comes with an additional 10,000 square metres for in-built development. The government has also recently launched a 2.12ha site for transitional office use at Mountbatten Road. Ritzland Investment Pte Ltd has said that the company will likely invest more than $2m in refurbishments. The tenancy is renewable for 3 years and renewable on terms up to 2017.

15 Commonwealth Avenue
7 The former Queenstown Neighbourhood Police Centre, with an estimated land area of about 4,725.5 square metres and GFA of 1187.3 square metres, and approved uses included office, received an encouraging 15 bids, with the highest bid of $55,888 received from Westminster Unicampus Pte Ltd, which is more than double the guide rental. The award will be announced sometime in end February 2008. The tenancy is for 3 years until 2011.

Assistant Chief Executive, Mr Simon Ong (王汉龙, 助理局长, 土地咨询商业部), said: “So far, SLA
sites, which included office use, has received strong response. Many of them are
used for offices and backroom support operations. One of the sites that was
awarded - 341 River Valley Road, is ready and sub-tenants are expected to move
in soon. SLA will continue to monitor market demand for office space in the
coming year and identify suitable sites for office use to meet the
demand.”
